Bath Quays is our flagship regeneration project to create a new and vibrant commercial quarter in the heart of the Bath City Enterprise Zone.
Located on the north and south banks of the River Avon between Churchill Bridge and Green Park, the Bath Quays regeneration is creating premium, modern office space in Bath. This will allow existing businesses to expand and new companies to relocate to the city.
As well as delivering new grade A office space to create high-wage jobs and encourage economic growth, the project includes useable public space alongside the river, giving residents and visitors a place to enjoy Bath's riverside.
Key features
The Bath Quays regeneration will deliver the following:
- up to 2,600 new jobs
- high-quality space for new and existing businesses
- a waterside public space for residents and visitors
- improved access from the south of Bath to the city centre, with a new cycle and pedestrian bridge
- restaurants and cafes
Sustainability and the environment
One of the key principles of the Bath Quays development is environmental sustainability, in-line with our response to the declared Climate and Ecological emergencies.
Buildings in the development include features such as:
- Electric car charging
- Solar panels
- Bike storage
- VRF air conditioning system
- Buildings with EPC A ratings or equivalent
Bath Quays is within easy walking distance of Bath Spa Train Station and other public transport links, while the new pedestrian and cycle bridge supports active travel and links to the existing pedestrian and cycling network.
Redevelopment sites

Bath Quays North covers the former car and coach park on Avon Street. The main focus of Bath Quays North will be the creation of space for both local and inward investment in Bath.
It will offer a range of large, floor-plan office accommodation units alongside food and beverage, retail, residential accommodation and a business hotel.
Bath Quays will be connected via the new pedestrian and cycle bridge.
Bath Quays South is a key part of Bath’s Enterprise Zone, offering exciting spaces for digital, technology and creative companies that can deliver jobs for Bath’s economic future.
The site includes the new No.1 Bath Quays grade A office building, and the refurbished listed Newark Works
Bath Quays will be connected via the new pedestrian and cycle bridge.
The Waterside park offers a new greenspace for people to meet in the city and supports the local ecology. The development includes:
- Flood defence and flood mitigation improvements
- New trees and habitat planting to enhance the riverside
- New seating and a waterside public space for residents and visitors
- Improved cycle and pedestrian pathways
The flood defence improvements help to reduce the potential impact of flooding in this part of the city.
Meanwhile, the public realm improvements at Bath Quays create a new high-quality space for residents, employees and visitors.
