9.95 Housing design standards (including NDSS) and policies do not apply to co-living accommodation as it falls under a sui generis use class. Therefore policies and guidance are considered to be required to provide consistent standards to ensure good quality, well-managed living spaces are provided, that positively integrate with the surroundings.
9.96 Reference is made within the options to exploring the adoption of NDSS for market housing. Whilst the layouts of co-living developments are not usually appropriate to meet the requirements of NDSS, reference is proposed to a need to provide high quality amenity spaces which meet the needs of occupants.

Policy setting out specific requirements to ensure good quality, well-managed living spaces, including minimum room sizes for bedrooms and communal areas, lighting standards, and management requirements.

Provides consistent set of standards to assess planning applications.
Disadvantages
Less flexible in terms of building layout, accommodation size and management.
